Shingling over an existing roof is faster and cheaper on the day, and it is why a lot of roofs in this part of Wisconsin fail early. Nobody can see the condition of your decking through the shingles, so nobody can quote it accurately in advance. What we can do is tell you up front what a sheet costs, show you the bad wood when we find it, and replace only what needs replacing.

Tear-off is a messy operation and the mess is almost entirely nails. We tarp the beds and shrubs before anything comes off, and we run a magnet over the lawn and the drive at the end of every day, not just at the end of the job. Every old shingle and all the debris is hauled away as part of the project.

The final magnetic sweep happens with you there. We do not consider the job complete until you have walked the property with us.

Two separate warranties, and it is worth knowing which is which. GAF warrants the materials. We warrant the work. A 3-year workmanship warranty covers the installation itself, so any installation defect found inside three years gets repaired at no cost to you. That warranty is tied to the property, so it transfers if you sell the house.
